9 Oct
Summary
- Rodent claims jumped 57% comparing Sept. 2025 to Oct. 2024.
- Autumn, particularly October and November, sees peak pest issues.
- Infestations cost landlords an average of £315 for pest control.

Landlords and tenants are advised to be vigilant this autumn as rodent insurance claims are predicted to rise significantly. Following unusually warm weather that fostered ideal breeding conditions, a substantial increase in pest-related claims is anticipated. Data reveals a 57% surge in emergency rodent cover claims when comparing September 2025 to October of the previous year. October and November are identified as the busiest months for pest issues, with claims historically rising month-on-month during this period.
Rats and mice are the most common pests in rental properties, accounting for nearly 80% of vermin-related claims. As temperatures drop, these rodents are expected to seek indoor shelter and food, escalating the risk of infestations. A recent survey indicated that almost a third of landlords have experienced rodent infestations in the past two years, incurring average costs of approximately £315 for pest control, cleaning, and repairs.
Despite preventative efforts by both landlords and tenants, infestations continue to occur. Proactive measures such as sealing entry points, securing food and waste, and immediate action upon spotting pests can mitigate risks. Landlords are also encouraged to regularly review their insurance coverage. The peak season for rodent-related claims typically runs from September through October, highlighting the importance of ongoing vigilance.
