14 Apr
Summary
- 73 new homes will be built on a two-hectare former green belt site.
- The development includes 22 affordable homes and various property sizes.
- Concerns about wildlife and flooding were raised but deemed manageable.

Wakefield Council has approved plans to construct 73 homes on a two-hectare parcel of farmland previously designated as green belt. Located off Lingwell Gate Lane in Lofthouse, the site will be redeveloped to include one, two, three, and four-bedroom properties. The scheme specifically allocates 22 of the new homes as affordable housing.
Avant Homes, the developer, will demolish an existing bungalow and outbuildings on the land. This site was removed from the green belt and designated for housing when the council adopted its new Local Plan in 2024. The development is situated opposite the Junction 41 Industrial Estate and adjacent to existing residential areas.
Concerns were raised by residents regarding the potential impact on local wildlife and green spaces, as well as noise from the nearby industrial estate. The site also presents a risk of surface water flooding, a challenge the developer plans to address by raising ground levels. A planning officer's report concluded the development is sustainable and acceptable in principle.
