However, three individuals claiming to be legal heirs of MC Chandrasekaran, the original possessor, have challenged the Kapoor family's ownership. They filed a suit in January 2025 seeking to cancel the 1988 sale deed. This legal battle has reached the Supreme Court after the high court ruled in favor of the Kapoors in April 2026.
A Supreme Court bench has now called for mediation, proposing a retired high court judge to help parties reach a settlement. The court noted that Chandrasekaran's ownership of the land is not disputed, nor is the plaintiffs' relation to him. The key issue revolves around his alleged one-fifth share.
Arguments presented include the claim that the suit was filed nearly 40 years after the sale deed, potentially making it time-barred. The high court had previously questioned the claimants' delay in coming forward and their assertion of only learning about the sale in 2023.
