Over the past two years, the Uttar Pradesh Real Estate Regulatory Authority (UP RERA) has made significant strides in recovering funds for aggrieved real estate consumers. According to the authority, they have successfully recovered a total of ₹1410 crores in 5700 real estate matters.
The momentum of these recoveries has been steadily increasing, with ₹861 crore recovered between August 2023 and July 2025, which constitutes 61% of the total amount recovered so far. This includes ₹380 crore in 2023, ₹463 crore in 2024, and ₹251 crore in the first half of 2025.
In addition to the direct recoveries through the District Magistrates, UP RERA has also facilitated the mutual settlement of approximately 1650 recovery certificates between promoters and allottees. Furthermore, the authority has ensured the settlement of another 8500 matters worth ₹3320 crore, involving both refund and possession of houses, through its conciliation forums and enforcement proceedings.
In total, the claims of 15,850 allottee-complainants amounting to ₹5180 crore have been settled either through direct recoveries, mutual settlements, or conciliation efforts by UP RERA. The chairman of the authority, Sanjay Bhoosreddy, attributed this success to the monthly reviews with District Magistrates and the application of pressure on defaulting promoters.
