Alberta's Housing Surge: 28,000 Homes Underway by Mid-2025

According to the Alberta government, the province is on track to set a new record for housing starts in 2025, with 27,902 homes under construction in the first two quarters of the year. This represents a 30% increase compared to 2024 and outpaces development in all other Canadian provinces.
Despite Alberta having less than 13% of the country's population, it is seeing construction of almost a quarter of all new housing starts nationwide in the first half of 2025. The city of Grand Prairie is leading the province with a 112% increase in starts over 2024, while Lethbridge and Edmonton have also seen significant growth at 26% and 29% respectively.
A notable trend is that 48% of all housing starts in Alberta are rental properties, with 21,735 rental units currently under construction. This highlights the province's focus on addressing housing affordability, as the average rent for a one-bedroom apartment in Lethbridge is $1,283 per month, requiring an annual income of over $51,000 to keep rent below 30% of monthly earnings.
"Alberta continues to lead the country in new housing starts, with nearly 28,000 homes underway in the first half of 2025 - a more than 30% increase over last year's record pace," says Scott Fash, CEO of BILD Alberta. "This sustained momentum highlights the continued collaboration between industry, the provincial government, and municipalities in reducing barriers and supporting housing affordability."
