Uttar Pradesh Real Estate Regulatory Authority (UP-RERA) has enacted crucial amendments, effective March 25, 2026, to bolster buyer protections and sector accountability. A landmark change allows homebuyers to lodge complaints even against projects not registered with RERA, addressing a long-standing issue where developers evaded scrutiny. UP-RERA will now investigate such projects and take action against builders violating registration norms.
The amendments also standardize property transfer charges. For family inheritance cases, the processing fee is capped at a nominal ₹1,000. Transfers to non-family members will now cost a maximum of ₹25,000. This standardization replaces previously arbitrary and often exorbitant charges imposed by developers.
Furthermore, a practical change eliminates the need for new sale agreements during transfers. Instead, builders will update existing agreements through endorsements. This streamlines the process, making it faster, simpler, and less expensive for property owners.
These reforms aim to curb discretionary impositions by developers and align the real estate sector with institutional compliance standards, fostering greater transparency and discipline.
