It is the first time in over a decade that two-bedroom rents in the city have exceeded $6,000.
New York City's median two-bedroom rent stands at $5,450, making San Francisco $570 more expensive. While New York remains the top market for one-bedroom rentals, San Francisco's rental market has seen significant year-over-year gains across the board. Analysts note that a static construction pipeline and a roughly 30% year-over-year drop in active rental listings have contributed to the upward pressure on rents.
Nationally, the rental market has experienced a much flatter trajectory. The U.S. median rent for a two-bedroom unit saw a modest 0.1% annual increase, reaching $1,906, its first year-over-year rise since June 2025. One-bedroom rents remained stable at $1,520 monthly.
