Filmmaker Rakesh Roshan has recently engaged in a significant commercial property transaction in Mumbai. He has leased two office units totaling 5,574 sq ft in Andheri West to BeingU Studios Pvt Ltd, a company linked to the Roshan family. This lease agreement was registered on September 9, 2026.
The three-year lease, effective from August 1, 2026, to July 31, 2029, has an initial monthly rent of Rs 7.3 lakh. The rental cost will escalate by 5% annually, reaching approximately Rs 8.05 lakh per month by the third year. Over the entire term, the expected rental income is Rs 2.76 crore.
The deal also includes a refundable security deposit of Rs 10.95 lakh and two car parking spaces. This commercial lease follows a residential property lease Rakesh Roshan and his wife Pramila secured in August 2026 in the JVPD Scheme for Rs 5 lakh per month. The couple also previously leased commercial space to Fabindia in December 2025.
