130 Homes Approved Over Club's Objections

Summary
- New housing development approved on vacant Church Place land.
- Gateshead Football Club opposed plans due to loss of open space.
- Affordable housing target met through multiple GRP projects.

Gateshead Council has approved plans for a significant new housing development comprising up to 130 homes on vacant land at Church Place in Felling. The decision was made by the planning and development committee, overriding objections from Gateshead Football Club. The club had expressed concerns regarding the loss of open space and potential sporting opportunities.
A council report indicated that the football club's submitted proposal for the land was considered a "potential future aspiration" without sufficient detail or deliverability. The new development will offer a mix of one, two, three, and four-bedroom houses.
Four of the proposed houses, approximately 3.1%, will be designated as affordable housing. This falls below the usual 15% requirement for developments of this scale. However, the Gateshead Regeneration Partnership (GRP) will fulfill the remaining affordable housing obligation through other projects across different sites. The majority of the development, around 63%, will consist of three or more bedroom family homes.
