Navi Asset Management Company (Navi AMC) has introduced the Navi Nifty REITs & Realty Index Fund, an open-ended index fund designed to mirror the performance of the Nifty REITs & Realty Total Return Index. The New Fund Offer (NFO) commenced on September 1, 2026, and will be available for subscriptions until September 10, 2026. Investors can enter the market with a minimal investment of ₹100.
The fund's strategy involves investing in securities that constitute the Nifty REITs & Realty Index. This approach grants investors access to a diversified portfolio encompassing listed Real Estate Investment Trusts (REITs), which offer exposure to income-generating properties, and prominent real estate companies involved in development and other sector activities.
The underlying Nifty REITs & Realty Index is a free-float market-capitalisation-weighted index, reviewed quarterly by NSE Indices. It features up to 15 constituents, with REITs mandated to hold a minimum weight of 60%, and individual security weights capped at 15%.
Navi AMC aims for the scheme to achieve returns aligned with the Nifty REITs & Realty Index, acknowledging potential tracking errors. The fund highlights tax efficiency, although specific tax implications will depend on individual investor circumstances and prevailing tax regulations.
