Manufactured housing, particularly mobile homes, continues to be a significantly more affordable option in the U.S. housing market, priced at approximately half the cost of conventional homes. Mesa, Arizona, has emerged as a leader in this sector, boasting the highest inventory nationwide with nearly 30,000 mobile homes, comprising over 13% of the city's total housing. This trend is fueled by rising housing prices nationwide and a shift in perception regarding the quality and stability of manufactured homes.

The appeal of manufactured homes extends beyond affordability. Many are situated in 55-plus communities, attracting retirees seeking active social environments and single-level living. While retirees have historically dominated the market, a notable shift is occurring as younger buyers begin to invest in manufactured housing. This expansion is observed across several Sun Belt cities, including Phoenix, Jacksonville, and San Antonio, where affordability and rapid ownership are key drivers.

Modern manufactured homes, built to rigorous HUD standards since 1976, are a far cry from older mobile homes. They are constructed on permanent steel chassis and can appreciate in value, with recent analyses showing appreciation rates nearly matching those of site-built homes over the past two decades. This growing stability and potential for investment are making manufactured housing an increasingly attractive proposition for a wider range of buyers.
