Summary
- A 38-storey tower could house over 1,000 students.
- The development includes studio and cluster flats.
- Construction is expected to finish by 2030.

A significant development proposal in Manchester city centre envisions a new 38-storey tower designed to accommodate over 1,000 students. Submitted by RG Real Estate Ltd, ID Manchester Ltd, and the University of Manchester, the plans target the former Charles Street car park site.
The scheme features the main 38-storey building alongside two smaller accommodation blocks, offering a variety of studio and cluster flats. Developers estimate that an increase in student population from this project could contribute approximately £6.7 million to the local economy.
Integral to the plans are enhancements to the surrounding streets, including a new pedestrian boulevard on Altrincham Street, a public square, and improved landscaping along Charles Street. The development is intended to be 'car-free,' with only two disabled parking spaces allocated.
Amenities within the site will include a gym, study areas, and support facilities. Public consultation revealed some concerns regarding daylight, safety, and visibility impacts, as well as the increased student presence. Construction is slated for completion by 2030, pending approval.
