Lodha Developers plans to generate ₹9,000 crore by divesting 150 acres from its 660-acre data centre project in Palava, Mumbai. The company anticipates selling ₹2,000-3,000 crore worth of land annually to hyperscalers as demand for suitable sites surges.
India's emergence as a data centre hub is driving this growth, with Lodha's Green Data Centre Park already hosting leading operators. The developer has previously sold approximately 132 acres to Amazon Web Services and STT Data Centres over the past two years.
Further fueling this expansion are infrastructure developments like bullet train connectivity in the Palava region, which are expected to increase land value. Lodha's rental income, primarily from its data centre operations, is forecasted to climb from ₹300 crore to ₹3,000 crore in the next six years.
In the June quarter, Lodha reported a twofold increase in net profit to ₹1,373 crore, with revenue from operations jumping 43% year-on-year. Pre-sales also saw a 4% rise, indicating strong performance across its business verticals: DevCo, RentCo, and LandCo.
