27 Apr
Summary
- Lodha aims to build 1 GW data centre capacity near Mumbai.
- The real estate major will invest up to Rs 11,000 crore.
- The project is part of Lodha's annuity-driven digital infrastructure growth.

Lodha Developers is embarking on a significant expansion in digital infrastructure, planning to develop 1 GW of build-to-suit data centre power shell capacity. This ambitious project, located in Palava near Mumbai, is expected to cost between Rs 10,000 and Rs 11,000 crore.
The investment will be deployed across nearly 100 acres of Lodha's 400-acre data centre park. The company plans to self-fund this expansion primarily through the monetization of remaining land parcels within the park, projecting land sales to generate over Rs 12,000 crore from FY27 onwards.
This initiative aligns with Lodha's strategy to bolster its annuity-driven businesses. The company has already secured major anchor operators, including Amazon Web Services and STT Global Data Centres, for its Palava data centre park. In January 2026, Lodha also committed to investing Rs 1 trillion in Maharashtra for a 2.5 GW data centre park.
