Listed firms dominate land deals amid slight downturn
27 Apr
Summary
- Land acquisitions for real estate projects fell slightly last fiscal.
- Listed companies acquired nearly half of the total land for new projects.
- Developers are increasingly acquiring land in Tier II and III cities.

Land acquisitions for real estate developments experienced a minor decrease in the last fiscal year, with 2,994 acres secured across 111 deals. This period saw listed real estate companies emerge as dominant players, involved in 54 deals that encompassed 1,433 acres, nearly half of all land transacted for new projects.
Anuj Puri, Chairman of Anarock, noted that listed developers possess a significant advantage due to easier access to capital and transparent financials, making them better equipped to navigate the capital-intensive and regulation-driven landscape of land acquisition. These leading firms are increasingly focusing their land purchases in Tier II and Tier III cities, such as Vadodara, Amritsar, and Nagpur, to cater to evolving housing demands. Prominent among these active acquirers were Godrej Properties, Lodha Developers, Prestige Estates Projects Ltd, and Brigade Enterprises.
Recent reports indicate a robust trend in land acquisition for housing and commercial projects, with developers acquiring approximately 900 acres in January-March 2026, valued at nearly Rs 18,000 crore, driven by strong market demand. In the preceding full year of 2025, developers transacted over 3,093 acres through 149 deals, collectively valued at Rs 54,818 crore.
