Kolkata's real estate sector demonstrated robust growth in the first quarter of 2026, with housing sales surging 5% year-on-year to 4,043 units. This performance notably outpaced the overall Indian housing market, which saw a 4% dip across eight major cities during the same period.
New housing launches in Kolkata amounted to 3,475 units in the January-March quarter. The city also experienced steady price appreciation, with weighted average residential prices climbing 3% year-on-year to ₹5,937 per sq ft.
Inventory levels continued to improve, as unsold housing stock declined by 7% to 19,062 units. The quarters-to-sales ratio, a key absorption indicator, bettered to 4.4 quarters from 5.0 quarters year-on-year.
Sales in the ₹50 lakh to ₹1 crore category rose 8% to 1,465 units, comprising 36% of total transactions. Higher-value segments also saw significant gains, with the ₹5 crore to ₹10 crore category jumping 163% to 50 units sold.
South Kolkata led sales with a 37% share, driven by infrastructure and metro connectivity. Rajarhat contributed 25% of sales, benefiting from proximity to business hubs and evolving residential offerings.
Globally, Bengaluru ranked 8th with a 9.4% luxury home price increase, while Mumbai rose to 10th with an 8.7% price jump. Delhi improved to 17th position, supported by a 6.9% rise in luxury residential prices.
