Entrepreneur Buys Record-Breaking ₹271 Cr Penthouse

A new benchmark for residential property sales in India has been established with the sale of a luxury penthouse at DLF's The Dahlias in Gurugram for ₹271 crore. The buyer, entrepreneur Manav Sardana, acquired the expansive property, which boasts a carpet area of 10,500 sq ft. This significant transaction translates to approximately ₹2.6 lakh per square foot on a carpet-area basis, positioning it among India's most exclusive real estate deals.

The Dahlias project by DLF has demonstrated robust sales, with its managing director and chief business officer, Aakash Ohri, reporting that the project is nearly 65% sold. Price realizations at The Dahlias have surpassed ₹1 lakh per sq ft on the super area, with higher floors fetching prices closer to ₹1.2 lakh per sq ft. The project's appeal extends beyond Delhi-NCR, attracting 25-30% of business from other Indian cities and overseas markets, including NRIs.

This record transaction follows a series of high-value deals in DLF's Golf Links ecosystem, notably at The Camellias. Previous sales include a ₹190 crore penthouse bought by entrepreneur Rishi Parti and an apartment acquired by Ajit Jain, vice chairman of Berkshire Hathaway, for approximately ₹85 crore. The Dahlias itself has seen substantial transactions, including an industrialist's purchase of four apartments for nearly ₹380 crore and an apartment bought by veteran investor Madhusudan Kela for ₹120.7 crore.

Launched in October 2024, DLF's The Dahlias is a 17-acre super-luxury project in DLF Phase 5, Gurugram. It features 420 residences across eight towers and 29 levels, encompassing 7.5 million sq ft of space. The development includes 15 duplex penthouses and a 3.5-lakh-sq-ft clubhouse, representing one of DLF's largest super-luxury residential developments with an estimated value exceeding ₹40,000 crore.
