- Neopolis, meaning 'new city', is a massive 530-acre real estate development in Hyderabad.

- Hyderabad's real estate sector saw ₹24,341 crore in residential sales in one pincode last year.

Hyderabad is rapidly developing Neopolis, a new city spanning over 530 acres, aiming to rival Manhattan. This area, formerly undeveloped land, is now a vibrant real estate hotspot featuring branded residences, premium offices, hotels, and high-end homes.
Top developers like MyHome Group and Godrej Properties are actively investing in Neopolis, a key project in the Kokapet suburb. This region, under pincode 500075, led the nation in residential sales value in 2025, totaling ₹24,341 crore.
The Telangana government envisions Neopolis as a mixed-use district with unlimited floor space index, encouraging vertical growth. This aligns with Hyderabad's broader real estate boom, fueled by strong NRI and local buyer bases, and increasing demand for commercial office spaces.
Historically, Hyderabad's property market peaked between 2005-2007 but faced a slowdown. However, post-state formation, the city has regained its real estate momentum. The commercial office sector, in particular, has seen substantial growth, with rentals rising significantly.
Land prices in Neopolis have surged, with recent auctions setting records. A 4.03-acre plot sold for ₹151.25 crore per acre in November, highlighting the area's premium status. Godrej Properties acquired a 5.03-acre parcel for a residential project expected to generate ₹4,150 crore in sales bookings.
Brigade Enterprises is developing Brigade Gateway in Neopolis, featuring a World Trade Centre, hotel, and mall. Residential prices in Neopolis start at ₹2-3 crore per apartment, indicating a shift towards premium housing. The city's growing appeal is further boosted by international companies establishing hubs, like L'Oreal's beauty technology center.
