Highway InvITs Fuel India's Road Expansion
13 Aug
Summary
- InvITs attract institutional capital for highway development.
- NHAI mobilised ₹1.5 lakh crore via asset monetisation.
- Policy stability is crucial for sustainable InvIT growth.

Infrastructure Investment Trusts (InvITs) are increasingly vital for India's highway expansion, aiming to fund a 13,400 km pipeline valued at ₹8.3 lakh crore over the next three years. This model facilitates the transfer of operational infrastructure assets to professionally managed trusts, unlocking capital for new investments and reducing pressure on traditional funding sources.
NHAI has successfully mobilized approximately ₹1.5 lakh crore through asset monetisation, including ₹43,638 crore via private InvITs. This strategy allows capital locked in operational roads to be reinvested into new projects, with InvITs complementing routes like Toll-Operate-Transfer (ToT) and securitisation.
Experts predict InvITs will play an even larger role, potentially evolving beyond mature assets to support the entire infrastructure lifecycle. As of 2026, the InvIT industry manages around ₹7 lakh crore in assets under management (AUM), attracting domestic institutional investors.
Investor interest is growing, but constraints like investment limits for mutual funds and insurance companies exist. While economic growth generally supports highway traffic, risks such as new expressways and modal shifts require careful management through disciplined portfolio construction. Policy stability, predictable toll revisions, and a steady pipeline of quality assets from NHAI are crucial for sustainable InvIT growth.
