Film Studio on Green Belt Land Approved After Appeal
26 Nov, 2025
Summary
- Government approved a £750m film studio on green belt land after an appeal.
- Buckinghamshire Council had previously rejected the studio over environmental concerns.
- The development is expected to create 2,000 jobs and boost the economy annually.

Following a successful appeal, the government has granted planning permission for a multi-million pound film studio on green belt land. Buckinghamshire Council had initially refused the Marlow Film Studios (MFS) proposal due to worries about traffic, biodiversity, and landscape harm. However, a planning minister has now overturned this decision, asserting that the significant economic advantages justify the development.
MFS plans a £750 million investment, focusing on both studio space and skills development, aiming to attract global investment and maintain the UK's competitive edge in the creative sector. Supporters, including prominent figures in Hollywood, highlight the project's potential to create approximately 2,000 jobs and contribute £249 million to the economy annually, alongside a Culture and Skills Academy.
Despite acknowledging potential harm to the local landscape and conflicts with planning policies, a government planning inspector concluded that the benefits outweighed these impacts. The Secretary of State concurred, emphasizing national priorities for creative industries and economic growth. Local council representatives expressed deep disappointment, feeling their original, evidence-led concerns about protected land, amenities, and infrastructure were not upheld.
