Housing prices along the Dwarka Expressway in Gurugram have experienced a remarkable surge, increasing about 3.5 times over the past five years. This significant appreciation is attributed to high consumer demand fueled by substantial infrastructure development in the region. Average property prices have climbed from approximately Rs 6,300 per sq ft in 2020 to an impressive Rs 21,700-24,000 per sq ft by 2025.
The 29-km, 16-lane expressway has become a key micro-market in the Delhi-NCR region, boasting a strong 28% annual growth rate over the last five years. This growth underscores its transformation into one of NCR's most coveted residential hubs. Enhanced connectivity to the IGI Airport, Dwarka sub-city, and major business districts in Gurugram has driven substantial interest from both end-users and investors.
With around 115 active residential projects and 28 new launches introducing nearly 14,000 units, the Dwarka Expressway corridor is attracting major developers. Experts note that the corridor's enhanced liveability and high-potential real estate status, driven by infrastructure upgrades and mobility improvements, are key factors behind its rapid appreciation and continued investor confidence.
