Hubbell Realty Co. is seeking approval to build "The Woodmont," a large-scale housing development comprising over 500 single-family homes on a 170-acre property in northeast Des Moines. This project marks Hubbell's most substantial traditional single-family home community in the city within the last decade. The development is slated for the 4425 E Douglas Ave. site, currently a farm field.
The estimated $150 million project is projected to take more than 15 years to fully complete. Site preparation for the initial 45 lots is anticipated to begin in March. Future residents will be part of the Southeast Polk Community School District, a factor noted as attractive to homebuyers. The location is positioned between downtown Des Moines and Altoona.
Originally, approximately 20 acres were designated for townhomes, but market demand has shifted towards single-family residences, leading to the removal of townhomes from the plan. Hubbell is considering involving third-party builders to foster a diverse community. The homes are expected to be priced between $300,000 and $400,000, with potential for two- or three-car garages.
