Tenant Warns of 'Grenfell-Type Scenario' in Derby Flats

A resident of Prosperity House in Derby has detailed a harrowing five-year tenancy, beginning in September 2020, during which the property significantly deteriorated. The tenant, Richard Spencer, reported widespread issues including severe damp, infestations of cockroaches, fleas, silverfish, and carpet beetles, alongside faulty fire safety equipment and the presence of homeless individuals in common areas.
Spencer expressed concerns that the building's declining state could lead to a 'Grenfell-type scenario.' Property managers, Premier Estates, acknowledged maintenance challenges but maintained that the fire alarm system is operational and that resident safety is their highest priority, with a funded program of works in progress.
Upon vacating the property in November 2025, Spencer was informed he owed rent arrears and his deposit was not returned. He stated he owes two weeks' rent and offered to pay once his deposit is refunded. Spencer is sharing his experience to alert prospective tenants and encourage others facing similar substandard conditions to speak out.
