Derby City Council planners have greenlit a significant development featuring 674 homes across six new residential buildings on the former Eagle Market site. Derbion, the shopping center owner, will also incorporate ground-floor commercial space, a public square, and car parking into the project.
This scheme is anticipated to deliver substantial economic, social, and environmental benefits. Council leader Nadine Peatfield emphasized that the development is vital for achieving the authority's housing strategy and revitalizing the city center.
The project focuses on optimizing a brownfield site, meeting housing demands, and alleviating pressure on building in greenfield locations. Derbion stated the design intends to rebalance retail and residential offerings in Derby's core.
Beth McDonald, managing director at Derbion, expressed delight at the approval, viewing the masterplan as a generational opportunity to contribute to Derby's historic city center revitalization. Peatfield added that the approval is a major step toward transforming Derby into a vibrant living destination.
