BSR REIT Sees Growth Amidst Rental Rate Surge
14 Aug
Summary
- Sequential growth in occupancy, revenue, and FFO reported.
- Blended lease trade-outs turned positive, accelerating in July.
- Acquired property occupancy surged, nearing stabilization.

BSR Real Estate Investment Trust (BSRTF) demonstrated positive sequential growth in Q2 2026, with improvements noted in same community occupancy, total occupancy, revenue, net operating income (NOI), and Funds From Operations (FFO). The company reported that blended lease trade-outs became positive at 0.5% in the second quarter and further accelerated to a 1.0% increase in July, indicating a strengthening rental rate trend. The property acquired in August 2025 has seen a significant increase in physical occupancy, reaching 91% by the end of the quarter, a nearly 20 percentage point rise since March 2026, and is approaching stabilization. Initiatives like resident amenity programs and centralized assistant community managers are progressing as planned, with amenity programs expected to provide material benefits in the latter half of the year and efficiency measures projected to yield annualized savings. The company anticipates achieving targeted incremental growth per unit by early 2028. However, same community revenue and NOI saw year-over-year decreases in Q2 2026, impacted by lower average occupancy and in-place rents, as well as a timing-related real estate tax refund in the prior year. FFO per unit also declined compared to the previous year, influenced by lower same-store NOI and increased finance costs. The lease-up of the August 2025 acquisition is approximately one month behind schedule, leading to a slight downward revision in the 2026 FFO and Adjusted FFO per unit guidance. Persistent concessions in the Dallas market and a 35% year-over-year increase in net finance costs also presented challenges.
