Brooklyn Village Future Uncertain Amidst Foreclosure
1 Jul
Summary
- Six acres of Brooklyn Village site returned to lender.
- Foreclosure proceedings follow a notice against developer.
- No vertical construction has begun nearly a decade later.

The ambitious Brooklyn Village redevelopment in Charlotte faces an uncertain future. Approximately six acres of the 17-acre site have been returned to lender Peachtree Group, a transaction valued at nearly $24.4 million. This significant development arose from foreclosure proceedings initiated against The Peebles Corp. for parcels along Brooklyn Village Avenue.
Originally selected in 2016, the $700 million project aimed to transform the historic Second Ward site with apartments, retail, office space, and a hotel. However, nearly a decade later, no vertical construction has commenced. The project's delays stem from various issues, including a prolonged closing process and, more recently, cited concerns over high interest rates and tight lending conditions.
Plans were revised in 2024 to focus solely on affordable housing, reducing the apartment count from 552 to 250 income-restricted units. Despite initial support for the affordable housing component, relations between Mecklenburg County and The Peebles Corp. have reportedly deteriorated. In 2025, the county voted to end certain negotiations, and questions persist about the lack of progress on site development.
The Peebles Corp. still retains ownership of the remaining property and expresses a desire to continue collaborating with the county. However, with foreclosure now impacting a portion of the development and ongoing tensions, the ultimate fate of Brooklyn Village remains precarious.
