As of November 17th, 2025, a historic Georgian property in the Lake District that was once the holiday home of beloved children's author Beatrix Potter is up for sale. Ees Wyke Country House, located near Sawrey in Ambleside, is being marketed by Colliers for £1.395 million.
The property, which dates back to 1742, was previously a gentleman's residence before becoming a retreat for Beatrix Potter. In more recent years, it has operated as a nursing home, guest house, and most recently, a luxury boutique hotel under the current owner's 22-year tenure.
The 9-bedroom hotel, which also includes a 1-bedroom apartment for resident owners, is now being sold as a going concern. Certified accounts show the business had a turnover of £260,462 and trading profits of £90,586 for the 14-month period ending March 31, 2024. The current owner has chosen to retire after completely refurbishing the property.
Ees Wyke Country House is known for its "immense charm and character," with features like an Adam-style fireplace and sweeping views of the surrounding fells and Esthwaite Water. The property's association with Beatrix Potter, who edited her first Peter Rabbit book while staying there, adds to its appeal as a unique piece of literary history in the Lake District.
