Iconic Mackintosh Building Restoration Uncertain Due to Costs
22 Jul
Summary
- Glasgow School of Art cannot afford full Mackintosh restoration alone.
- Estimated restoration cost for Mackintosh Building is £265m.
- New proposal suggests Mackintosh as anchor for creative district.

The Glasgow School of Art (GSA) has revealed it cannot fund the complete restoration of its iconic Mackintosh Building on its own. Significant cost increases, attributed to construction inflation and economic pressures, have led to a projected total restoration cost of £265 million. This figure exceeds previous estimates, creating a substantial funding gap.
While GSA remains committed to a faithful reinstatement, the school's board chair stated that the full cost is unachievable without external support. The current financial settlement from an insurance claim related to the 2018 fire, while helpful, falls short of the required amount. GSA is now seeking visionary investors, government backing, and local authority partnerships.
As a potential alternative, GSA has proposed developing the site as an anchor for a new creative and cultural production innovation district. This plan aims to leverage the building's prominence for broader economic and cultural benefit, drawing on the proximity of other cultural organizations. However, this pivot has faced skepticism from architectural experts and art world figures concerned about the loss of the building's original integrity.
The historic Mackintosh Building suffered devastating fires in 2014 and again in 2018, the latter occurring during a £35 million restoration project. To date, approximately £26 million has been spent on restoration efforts since the initial fire. GSA plans to remove external scaffolding to improve the building's appearance and stabilize the site, marking a step towards its future, whatever form that may take.
