Summary
- Jeetendra bought a bungalow for Rs 4.25 lakh in 1960s.
- The same property is now valued at approximately Rs 450 crore.
- Actor believed the bungalow brought him bad luck initially.

Jeetendra, a former Bollywood star, cultivated a successful career as a real estate developer. His entry into this field was marked by a significant transaction involving the bungalow of legendary actor Bharat Bhushan. Facing financial hardship, Bhushan sold his Pali Hill residence to Jeetendra for Rs 4.25 lakh.
Jeetendra purchased the bungalow, situated on a 3,450-square-foot plot, for Rs 4.25 lakh. However, he soon moved out, believing the property brought him four consecutive film failures. He later redeveloped the site into Gautam Apartments.
Remarkably, Jeetendra later earned Rs 11.5 lakh solely from the salvaged Burma teak of the original bungalow. This profit alone dwarfed his initial purchase price. The redevelopment itself was profitable, with flats sold for Rs 85 per square foot.
Decades later, the land value has surged dramatically. Individual apartments in Gautam Apartments are now valued in crores, and the land alone is estimated at Rs 450 crore, illustrating the immense appreciation of the property over time.
