Regency & Co Proposes 500-Home Expansion for Surrey Village

As of October 2025, a major housing development is being proposed that could more than double the size of a Surrey village. According to planning documents submitted to Tandridge District Council, developer Regency & Co has outlined a preliminary scheme to build approximately 500 new homes in South Godstone.
The prospective Pale Park Village project would stretch across around 35 hectares (86.5 acres) of fields on the green belt, with buildings up to four storeys high. In addition to the residential units, the plans make provision for shops or community spaces, play areas, and allotments.
At this early stage, the developer has asked the council for a scoping opinion, which will determine the environmental studies required before a full planning application can be put forward. Factors such as the impact on wildlife and habitats, noise, air quality, and water pollution will all be assessed as part of the process.

If granted permission, construction on the new development is expected to start in 2027, with the site fully built and occupied by 2030. This significant expansion would dramatically increase the size of the existing South Godstone village.
