TV property developer Kam Babaee is being sued for allegedly defrauding a wealthy businesswoman out of £2.3 million. Babaee, who appeared on Channel 4's 'Britain's Most Expensive Houses,' is accused of siphoning off rent money from an exclusive London apartment managed for One Unique LLC, owned by Bita Daryabari.
The lawsuit alleges Babaee misrepresented the rent collected from four tenants, who paid up to £1 million annually between 2020 and 2024. Lawyers for Ms. Daryabari claim he doctored tenancy agreements and other documents to conceal the misappropriated funds, funneling some to his son and wife. Babaee denies these claims, maintaining the money was used for legitimate business expenses.
Ms. Daryabari has expressed deep disappointment and anger via text messages, calling Babaee's alleged actions a betrayal. The case is ongoing at London's High Court, where Babaee's attempt to have the claim dismissed based on legal privilege for WhatsApp messages was rejected by the judge.
Further complicating matters, Babaee was previously declared bankrupt in February 2024 with substantial debts but had the order annulled in May 2024. He is also facing criminal proceedings initiated by Ms. Daryabari. The full trial for One Unique's claim against Babaee is scheduled for later this year.
