SC Cites 'Huge Mismatch' in DLF Project, Orders CBI Probe

The Supreme Court of India has mandated a CBI investigation into DLF's Primus Garden City housing project located in Gurugram. This order stems from significant issues reported by homebuyers concerning property possession and a "huge mismatch" between the developer's promises and the delivered amenities. The court's decision on February 25 was based on observed irregularities in legal requirements versus ground realities.
Launched in May 2012, the project was slated for possession by February 28, 2016. However, homebuyers who paid approximately Rs 1.16 crore (95% of the price) encountered incomplete construction, lack of essential services like water and electricity, and partial occupation certificates issued in October 2016. Objections raised in 2017 were reportedly unaddressed.
After initial grievances were filed with the NCDRC in June 2017, and a subsequent ruling in 2023 found deficiencies, the homebuyers escalated the matter to the Supreme Court due to insufficient relief. The apex court indicated that this case might represent a larger issue within the real estate sector, emphasizing concern for ordinary consumers.
The Central Bureau of Investigation has been directed to present its findings and a progress report by April 25, with the next hearing scheduled for April 28. DLF has stated its commitment to cooperating fully with the inquiry.
