This significant parcel, located at the intersection of Holly Shelter and Blue Clay roads, comprises two adjoining tracts. Previous residential development proposals for this site have encountered significant delays.
In 2023, plans for the 240-unit Oasis Apartments were conditionally approved for the industrially zoned land, but this approval expired in November 2025. Another project, the 263-unit Blue Bay Townhomes, was proposed by D.R. Horton in July 2025. While an active real estate listing was updated on March 5, 2026, key permits for Blue Bay Townhomes, including tree removal and land disturbance, have expired.
The property is owned by Holly Tank LLC and Blue Tank LLC, both registered in Georgia and managed by an estate planning attorney. The land was previously entitled for a business park, but those permits have also lapsed. New permits are necessary before any construction beyond underbrush clearing can begin on the site.
