Anshul Singhal, a seasoned real estate professional, has launched Vantrock Real Assets Private Limited (VRAPL), an operator-led platform. This new venture initially concentrates on warehousing, industrial, and logistics parks. VRAPL has ambitious development plans, targeting approximately 11.5 million sq. ft. with a Gross Development Value (GDV) of about INR 4,200 crore upon completion.
The first phase of development, valued at approximately INR 1,100 crore, will encompass around 3 million sq. ft. in the National Capital Region (NCR), Bengaluru, and Pune. Construction is slated to commence in 2027, with rental income anticipated from 2028 onwards. The remaining development of approximately 8.5 million sq. ft. will be rolled out in phases over the next 12 to 18 months.
Vantrock is strategically acquiring land parcels in prime locations, aiming to refurbish existing Grade-B warehousing facilities into Grade-A standards. This innovative approach expedites development time and reduces costs compared to new builds. The company plans to expand into other real estate asset categories in future phases.
CBRE Research identified a significant shortfall of approximately 117 million sq. ft. in India's Grade-A warehousing supply between 2026 and 2031. Vantrock's strategy is designed to capitalize on this first-mover advantage in supply-constrained corridors.
