1 Aug
Summary
- Distributable income held steady at C$14.6 million in Q2.
- Company advanced C$154 million in mortgages during the quarter.
- Portfolio yield supported by loan floors with 94% first mortgages.

Timbercreek Financial maintained stable distributable income in the second quarter, reporting C$14.6 million, or C$0.18 per share, consistent with the previous quarter. This stability was achieved despite lower benchmark interest rates and higher credit-loss provisions, thanks to robust mortgage origination and syndication activities, along with reduced funding costs.
During the quarter, the company facilitated approximately C$154 million in new advancements. A significant portion, over 81%, of Timbercreek's portfolio consists of cash-flowing properties, with multi-residential assets comprising about 60% of investments. First mortgages constitute a substantial 94% of the portfolio, with a weighted-average loan-to-value ratio of 68.3%.
While the portfolio's weighted-average interest rate saw a slight decrease to 7.6% from 7.7% in the prior quarter and 8.6% a year ago, Chief Executive Officer Blair Tamblyn expressed confidence in the company's current earnings profile supporting the monthly dividend. Future earnings improvement is anticipated as capital is redeployed from staged positions into performing investments.
