Sandleford Park East Approved for 1,080 Homes, New Roundabout Planned

As of October 15, 2025, plans are underway for a major residential development in Sandleford, with the approval of up to 1,080 new homes at Sandleford Park East. The outline planning permission for this project was granted by the Secretary of State back in May 2022.
In addition to the new homes, the development will also see the construction of a new three-arm roundabout at Monks Lane, located approximately 260 meters west of the Monks Lane and Rupert Road junction. While an exact start date for the work has not been set, all indications point to a 2026 commencement.
Separately, a second housing development is also due to go ahead next year, with plans for 360 new homes on land made famous in the children's book Watership Down. This project, known as Sandleford Park West, received approval in 2024 despite facing over 100 objections and a campaign to prevent it.
The Sandleford Park East development will be served by two access points off Monks Lane, as well as an existing link road from the A339 to the east. A future connection to the planned Sandleford Park West is also expected to be built.
