REITs Surge, InvITs Dip: Fundraising Diverges in FY26
28 Aug
Summary
- REIT fundraising nearly doubled to ₹9,300 crore in FY26.
- InvITs saw fundraising decline 21% to ₹21,026 crore.
- REIT average issue size increased, while InvITs' decreased.

In the fiscal year ending March 2026 (FY26), Real Estate Investment Trusts (REITs) saw a substantial surge in fundraising, nearly doubling to ₹9,300 crore. This significant increase, achieved through just three issues, highlights a trend towards larger individual offerings. The average amount raised per REIT issue rose by 31% to ₹3,100 crore.
Infrastructure Investment Trusts (InvITs), however, experienced a different trajectory. Despite an increase in the number of issues to 12, their total fundraising declined by 21% to ₹21,026 crore in FY26. This drop was attributed to a significant decrease in the average issue size, which fell by 28% to ₹1,752 crore.
Experts suggest the concentration in REITs reflects growing maturity and investor comfort, with capital deploying into larger platforms. For InvITs, the shift to smaller transactions aligns with specific funding needs like acquisitions or refinancing. Both segments are expected to remain relevant in FY27, driven by different factors.
