Mumbai's property registrations in June 2026, totaling 13,302, marked a 14-year high, with stamp duty collections also increasing. Oberoi Realty's successful luxury project launch in Gurugram, attracting Rs 8,109 crore in bookings, indicated growing demand beyond metros. Aggressive land acquisitions by developers like Godrej Properties and Prestige Group signaled confidence in future demand.
The Reserve Bank of India's decision to maintain the repo rate at 5.25% provided stability for home loan rates, supporting affordability. Additionally, a sharp correction in crude oil prices in late June eased construction costs, offering developers much-needed relief.
Lodha Developers stood out with a 37.49% one-month return, surpassing sector peers. This outperformance was driven by record pre-sales, strong business development, a substantial launch pipeline, and disciplined balance sheet management. The company reported record revenue, profitability, and return ratios in FY26, with FY27 pre-sales guided at Rs 240 billion.
Lodha's diversified business model, including rental platforms, data centers, and extensive land holdings, adds further value. Despite trading at a premium to the broader sector, its stock reflects strong business execution and confidence in future earnings. The sector's performance hinges on developers converting strong sales into sustained earnings and cash flow.
