Mortgage Rates Surge, Cooling Housing Market
7 May
Summary
- Mortgage application volume dropped 4.4% last week.
- 30-year fixed mortgage rates increased to 6.45%.
- Average loan size for home purchases reached a record high.

Mortgage rates continued their upward trend last week, leading to a noticeable slowdown in both current homeowner activity and potential buyer engagement. The Mortgage Bankers Association reported a 4.4% decrease in overall mortgage application volume compared to the previous week.
The average contract interest rate for 30-year fixed-rate mortgages, for loans with conforming balances, saw an increase to 6.45% from 6.37%. This rise in rates, coupled with an increase in points, contributed to the cooling market.
Applications for mortgages to buy a home decreased by 4% over the week. While this figure was only 5% higher than the same week last year, it highlights ongoing affordability struggles for many buyers. The spring housing market, which experienced a slow start due to rising rates in March, had shown signs of recovery when rates dipped, but renewed rate hikes have again impacted buyer confidence.
Adding to concerns, the average loan size for a purchase application reached $467,300, the highest in the survey's history since 1990. Experts suggest this record high may indicate that first-time buyers and those seeking lower-priced homes are most deterred by current economic uncertainty and elevated mortgage rates.
