Miami's Luxe Office Boom: Beyond the Beach

Miami, once known primarily for vacations and parties, has evolved into a premier destination for luxury and wealth. This transformation is evidenced by record-breaking property sales, with a home exceeding $100 million in 2025. Prominent billionaires such as Jeff Bezos and Ken Griffin have established significant property holdings, particularly on Indian Creek Island, dubbed the "Billionaire Bunker."

Florida's wealthiest residents are increasingly choosing Miami-Dade County, with 19 of the state's 20 richest billionaires now residing there. Factors like no state income tax, year-round sunshine, and a business-friendly environment, amplified by remote work trends, are key draws. The millionaire population in Miami has seen a remarkable 75% growth over the past decade, partly influenced by wealth tax proposals in other states.

Responding to this influx of wealth, developer Robert Rivani is investing $100 million to redevelop a 163,000-square-foot building at 1691 Michigan Ave. into "Class X," a luxury office space designed to attract the city's affluent residents. This project, formerly known as The Lincoln and purchased for $62.5 million in 2024, has been redesigned by Rockwell Group to resemble a five-star hotel. Amenities include a high-performance athletic club, a stem cell clinic, a members-only speakeasy, an omakase restaurant, and concierge services.
