Land Deals Signal Strong Land Market Despite Slow Sales
17 Dec, 2025
Summary
- Landmark Properties acquired a 3.29-acre site in Auburn, Alabama for student housing.
- Middleburg Communities secured financing for a 330-unit luxury apartment community.
- Both deals closed on December 9, demonstrating a liquid land market.

Two recent land transactions underscore the resilience of the land market, even amidst slower apartment sales. On December 9, Landmark Properties, in partnership with Manulife Investment Management, finalized the acquisition of a 3.29-acre site in Auburn, Alabama. This site will be developed into The Mark Auburn, an 825-bed student housing property, a project within a joint venture with the Manulife Infrastructure Fund pool.
In a separate development on the same day, Middleburg Communities announced the successful closing of land and construction financing for Mosby Deerbrook, a 330-unit luxury apartment community located in Spring Hill, Florida. This garden-style development will offer a mix of one, two, and three-bedroom apartments, with the first units scheduled for delivery in early 2027.
These acquisitions demonstrate continued developer confidence. Landmark Properties aims for significant density at The Mark Auburn, capitalizing on its strategic location and zoning. Meanwhile, Middleburg Communities prioritized proximity to jobs and natural amenities for Mosby Deerbrook, deeming it the best location in its submarket, despite other potentially cheaper options.
