- The deal aims to merge complementary portfolios across regions.
- Management anticipates a smooth integration due to past success.

Independence Realty Trust (IRT) has announced its acquisition of Centerspace, forming a combined real estate investment trust (REIT) valued at $8.1 billion. This strategic move follows IRT's history of successful integrations, including past acquisitions of Trade Street Residential and Steadfast Apartment REIT.
According to IRT CEO Scott Schaeffer, the integration of Centerspace is expected to be smoother due to its manageable size relative to IRT and some geographic overlap in Colorado. The focus will primarily be on integrating back-office systems rather than extensive personnel changes, a factor that often causes friction in mergers.
The acquisition is driven by the desire for increased scale and geographic diversification. Centerspace's properties in the Midwest and Mountain West will complement IRT's existing Sun Belt markets. Pro forma, 58% of IRT's net operating income will come from Sun Belt markets, 27% from the Midwest, and 15% from the Mountain West, balancing higher-growth Sun Belt areas with the stability of the Midwest.
The combined company will continue to operate under the Independence Realty Trust name and trade on the New York Stock Exchange as IRT. Scott Schaeffer will remain Chairman and CEO, with Jim Sebra serving as President and Chief Financial Officer. The board of directors will expand to accommodate new members from Centerspace.
