Indian office occupiers are rapidly embracing flexible workspaces, with 65% anticipating integration into their portfolios by 2027. Currently, 55% of respondents already utilize such spaces, signaling a fundamental change in corporate real estate strategy. Flexibility is no longer an option but a core element.
The sector has evolved from a startup enabler to a crucial part of real estate planning for large corporations and MSMEs. Between 2020 and 2025, the total stock of flexible workspaces experienced a significant threefold increase. As of 2025, India's flexible workspace stock reached between 110 and 114 million square feet.
Tier-1 cities account for over 90% of this stock, with Bengaluru leading at 30-32 million square feet and a 12-14% penetration rate. Delhi-NCR follows with 21-23 million square feet. Pune exhibits the highest penetration at 14-16%.
Capital market integration is also evident, with listed flexible workspace operators having a market capitalization of USD 2.0 to 2.2 billion. This institutional capital influx is expected to drive disciplined, networked expansion, further solidifying the sector's role in the national office market.
