Indian real estate developers are forging new business avenues by expanding into the burgeoning data center sector. Key cities like Mumbai, Chennai, Bengaluru, Hyderabad, Pune, and Delhi NCR are emerging as significant data center hubs, attracting substantial investment from hyperscalers and colocation operators.
Anant Raj is prioritizing its data center and cloud services, aiming to scale its IT load capacity to 357 MW by FY32 across Haryana and Andhra Pradesh. The company leverages its existing land reserves for a low-capex advantage and is moving towards sovereign cloud and AI services, with plans to launch AI services in FY27.
Meanwhile, Lodha Developers is establishing a green data center park in Navi Mumbai, spanning approximately 660 acres. Through its rental business (RentCo), Lodha plans to develop 1 GW of powered shell capacity, projecting over ₹2,000 crore in annual rental income by FY32.
Both Anant Raj and Lodha are strategically utilizing their land assets to capture the growth in India's digital infrastructure. Anant Raj plans to demerge its data center business into a separate entity, Ashok Cloud, while Lodha is experiencing significant land value appreciation within its data center park.
Financially, Anant Raj reported a net profit rise of 18.5% to ₹149 crore in Q1FY27, while Lodha saw its net profit surge by 103.3% to ₹1,373 crore in the same period, driven by strong revenue growth and land monetization.
