India Home Sales Shift: High-Value Homes Dominate 2025
16 Feb
Summary
- Homes above Rs 10 million constituted half of all residential sales.
- Overall residential sales remained stable, declining by 1% year-on-year.
- Demand significantly decreased for lower-priced housing segments.

India's real estate landscape underwent a notable transformation in 2025, with a pronounced preference for higher-priced homes. Properties valued at Rs 10 million (Rs 1 crore) and above represented a substantial 50% of all residential sales throughout the year.
This trend indicates a fundamental shift in buyer preferences towards more expensive housing. Despite this change, the total number of residential units sold remained relatively constant, showing only a modest 1% decrease compared to the previous year, totaling 348,247 units. However, a significant downturn in demand was observed for properties in the lower price bracket.
