Summary
- Gurugram property prices have surpassed some Mumbai areas.
- NCR real estate prices have increased 450% since 2020.
- Luxury housing segment expanded 18-fold since 2020.
The real estate market in India's National Capital Region (NCR), particularly Gurugram, has experienced unprecedented growth, with property prices now surpassing some segments in Mumbai. Between 2010 and 2026, the price difference between Mumbai and NCR narrowed significantly, from 3.3 times to 1.6 times.
Gurugram emerged as India's leading residential market by launch value in 2025, with launches worth Rs 1.38 lakh crore. The overall NCR market recorded launches exceeding Rs 2.16 lakh crore in the same year. This growth is attributed to rising wealth, premiumisation, and robust employment generation.
The luxury housing segment has been the primary driver of this boom, expanding 18-fold since 2020. Affluent buyers are seeking premium features, wellness amenities, and long-term value, fueling demand in prime Gurugram locations like Dwarka Expressway and Golf Course Road.
NCR property prices have appreciated by 450% since 2020, a rate significantly higher than in other major cities. This acceleration, with a CAGR of 24% from 2021-2025, marks a new expansion cycle for the region's real estate sector.
