DLF Sells Out Gurugram Retirement Project in Days

Bengaluru: Real estate major DLF Ltd announced the complete sell-out of its luxury retirement living project, The Aureva, located in Gurugram's Sector 63. This milestone marks DLF's significant entry into the senior living segment, achieving sales totaling ₹1985 crore in a remarkably short period.

The Aureva project, spread across 4.17 acres, features 172 four-bedroom residences with a total saleable area exceeding 7.5 lakh sq. ft. The development is planned as a standalone tower with ground plus 45 floors, offering residences with dedicated staff dormitories and private decks. Each home includes three parking spaces and access to a variety of wellness and lifestyle amenities.

With an average ticket size of ₹11.5 crore, or ₹28,000 per sq. ft., the project was sold out within days of its channel partner introduction meeting on September 25. Aakash Ohri, managing director and chief business officer at DLF Home Developers Ltd, expressed surprise at the overwhelming response, noting 406 confirmed expressions of interest within the first 48 hours.

Approximately 65% of the buyers are from the National Capital Region (NCR), with over 20% being Non-Resident Indians (NRIs), and the remainder from other Indian cities and abroad. This strong market performance signifies a growing demand for premium, experience-led residential offerings in India's senior living sector.

The project's amenities include a luxury clubhouse, fitness and wellness facilities, an indoor swimming pool, spa, yoga pavilion, meditation centre, library, and banquet space. It will also feature a professionally managed on-site medical centre with emergency support. This launch is a key step for DLF, which has a sales target of ₹20,000 crore for FY27 and has lined up further launches worth approximately ₹20,000 crore this year.

The Indian population aged 60 and above is projected to grow significantly, from an estimated 166.9 million in 2026 to around 347 million by 2050. Despite this demographic trend, the organized senior living sector's penetration remains low, indicating substantial growth potential.
