Summary
- Developer to transform Cannon Brewery site into 500+ apartments, offices, shops
- Public access promised once project is completed in the future
- Funding of over £11.6M secured from South Yorkshire Mayoral Combined Authority

In November 2025, a developer based in Manchester, Capital&Centric, is spearheading the regeneration of the derelict Cannon Brewery site in Sheffield's Kelham Island. The brewery, which produced Stones Bitter until its closure in 1999, is now set to be transformed into a vibrant new neighborhood.
The ambitious project will see the construction of more than 500 apartments, as well as offices, shops, and leisure facilities. Director Tim Heatley emphasizes that the company is committed to "tak[ing] what was private, and we're going to give it to the public." To this end, the scheme has been granted over £11.6 million in funding from the South Yorkshire Mayoral Combined Authority.
Once the redevelopment is complete, the new neighborhood will offer general public access, a stark contrast to the site's previous private ownership. This marks a significant shift, as Heatley notes that the public money was "not taken into the project lightly." The revitalization of the Cannon Brewery site promises to breathe new life into the area, creating a thriving, accessible community for the people of Sheffield.
