Delhi-NCR's residential real estate experienced a significant upswing in the final quarter of 2025. New housing launches escalated by 39% compared to the previous quarter and saw a substantial rise of 2.5 times year-on-year. A total of 14,248 new residential units were introduced during this period, contributing to 41,358 launches for the calendar year, an increase of 21% from 2024.
Gurugram emerged as the leading contributor, accounting for nearly half of the quarterly supply, closely followed by Noida and Ghaziabad. Peripheral areas like the Dwarka Expressway, New Gurgaon, and Yamuna Expressway were central to these new developments. This surge is largely attributed to enhanced infrastructure, competitive pricing in outlying markets, and sustained buyer interest, with the mid-segment comprising over half of the new offerings.
Infrastructure improvements, notably the Dwarka Expressway and Urban Extension Road-II, have been pivotal in improving connectivity and stimulating demand. The expressway's proximity to key locations like IGI Airport and upcoming convention centers has solidified its status as an attractive investment hub. This, coupled with steady price appreciation and a focus on integrated developments, continues to attract homebuyers and investors to the region.
