Rent Hike Forces Charleston Hardware Store to Close
19 Aug
Summary
- West Ashley Hardware closed Aug. 15, 2026, after rent increased $3,000 monthly.
- Property insurance costs tripled, and credit card fees significantly increased.
- Nearby Home Depot and Lowe's stores presented intense competition.

West Ashley Hardware, an independent store affiliated with True Value, ceased operations permanently on August 15, 2026. The closure followed a significant rent increase of $3,000 per month, enacted by the new building owners due to rising property taxes. This financial pressure was compounded by a tripling of the store's property insurance costs over the past six years and substantial increases in credit card processing fees.
The owner, Waylon Cain, had operated the store for a decade. The Ashley Oaks shopping center, where the hardware store was located, was purchased in 2022 for $12.75 million by Ziff Davis Real Estate Partners, more than double its 2015 sale price. This increased valuation led to higher property taxes and consequently, the escalated rent.
In addition to these rising operational costs, West Ashley Hardware faced intense competition from national chains. A Home Depot store is located just 2 miles away, and a Lowe's store is situated 3 miles from the now-closed establishment. These factors collectively contributed to the demise of this local hardware business.
